New season, New property?

With autumn having just arrived, the weather is starting to change and get a little cooler. This season makes for a perfect time for inspecting those potential property purchases. So to be prepared, here are some handy tips to consider when inspecting a new property:

  • The average length of a property inspection is about 30 minutes. If you are serious about purchasing the property, ensure you look at the property more than once &/or make a time for a private inspection.
  • Ensure you not only inspect the property and the street to which it subsides but also inspect the surrounding areas. Whether you are close to a train lines, airports, main roads, shopping centres, schools etc. Also a great tip is to look at Google Street View.
  • Before walking into the property, have a good look around. Ensure your senses are switched on and you are ready to observe and pay attention to every detail.
  • Check for dampness, both inside and out. Particularly in the bathrooms. Mould can easily be disguised with fresh paint and salt. Wipe your hand over surfaces and you will feel the dampness/moulded areas.
  • Wall cracks can also be disguised with a bit of plaster & a fresh coat of paint. If you think you can see a covered up crack, go to the corresponding wall and check for any damage. This could be a superficial or structural issue. If structural, this could be an expensive fix.
  • Don’t get too caught up on superficial issues. Adding new carpet, fresh paint, light fittings and even an air conditioning unit are not too expensive to install at a later date and they can really freshen the property up. Don’t worry about the style of someone else’s decor choices.
  • If it is a block of units, town house or even duplex, double check parking facilities and also take notice of surrounding buildings.
  • Ask for as much documentation as possible, floor plans etc. that you can study later when away from the property.

The biggest mistake you can make is to let your emotions override your judgement, so try not to get too emotionally involved.
